These Terms of Use apply to tenuremortgage.com and the videos, webinars, and other educational materials we provide (together, the "Site"). The Site is operated by Michael Milakovich (NMLS #268563, CA DRE #01770568) ("we," "us," or "our"). By using the Site, you agree to these terms. If you don't agree, please don't use the Site.
Educational information only
Everything on the Site is general educational information about reverse mortgages. It is not financial, legal, or tax advice, and it isn't a recommendation that a reverse mortgage is right for you. Your situation is your own. We encourage you to talk with your family, a financial advisor, a tax professional, or an attorney before making any decision.
Examples and client stories describe real situations with identifying details changed or removed. They are illustrations, not predictions. Your results will be different.
Not an offer to lend
Nothing on the Site is an offer to lend, a commitment to lend, or a loan approval. All loans are subject to application, underwriting, and approval. Not everyone will qualify, and not every program is available in every situation. Loan amounts, rates, costs, and terms depend on factors including your age, your home's value, current interest rates, and the program, and may change without notice.
Reverse mortgage borrowers must occupy the home as their primary residence, keep paying property taxes, homeowners insurance, and any HOA dues, and maintain the home. The loan becomes due when the last borrower no longer lives in the home, or if these obligations are not met.
No government endorsement
The Site is not from HUD, FHA, or any government agency, and has not been approved by HUD, FHA, or any government agency.
Consultations
Consultations are free and carry no obligation. An initial review of your options does not require a credit check. If you decide to apply, your loan is processed through Promise Loans, which holds Michael's mortgage license, and you will receive the disclosures required by law. Federally insured reverse mortgages also require a counseling session with an independent counselor before you can proceed.
Text message program
If you opt in to texts from us, you agree to receive messages about webinars you've registered for, consultations you've booked, and related educational information. Message frequency varies. Message and data rates may apply. Reply STOP to cancel at any time, and HELP for help. Carriers are not liable for delayed or undelivered messages. Consent is not a condition of any purchase or service. See our Privacy Policy for how we handle your information.
Using the Site
You agree to use the Site only for lawful purposes and to provide accurate information when you contact us or book a consultation. You may not copy, scrape, or redistribute the Site's content, interfere with its operation, or use it to send spam or harmful code.
Our content
The text, videos, design, and other materials on the Site belong to us or the people who licensed them to us. You're welcome to view and share links to our pages for personal use. Please don't reproduce or republish our materials without written permission.
Third-party sites
The Site links to other websites, including our booking calendar, Promise Loans, and NMLS Consumer Access. We're not responsible for their content or practices.
Disclaimers and limits of liability
We work to keep the Site accurate and current, but laws, programs, and rates change, and the Site is provided "as is" without warranties of any kind. To the fullest extent the law allows, we are not liable for any indirect, incidental, or consequential damages arising from your use of the Site or reliance on its content. Nothing in these terms limits any rights you have under consumer protection laws that can't be waived.
Governing law
These terms are governed by the laws of the State of California.
